Sell Your House Faster by Staging Your Home

Most potential buyers know if they would consider making an offer on a home within the first 5 minutes that they see it. Buying a home, especially your first home, is a highly emotional experience for many. Does this house feel like a home? Can I see myself living here? Does it have good “energy?” All of these questions and more can lead to a sale or a vacant home sitting on the market for months.

How can sellers increase the likelihood that potential buyers get that warm and fuzzy feeling when walking through their property? Simple – staging.

Making a house a home

Staging happens when real estate professionals, often working with realtors, arrange furniture and housewares around your home to give potential buyers an idea of how it could be lived in, should they decide to buy. This can include everything from having made beds in each bedroom to highlighting an open concept living space through couch and table placement.

Savvy homeowners can also stage their own home, but should be prepared to buy or rent some items that would appeal to a wide range of buyers. You may love your orange plaid recliner, but most buyers would have a hard time picturing themselves relaxing in their new home if all they can see is a particular piece of furniture. Go neutral whenever possible.

Don’t overdo it

The most important aspect of staging is to create a space and aesthetic that buyers can picture themselves living in. This includes taking down family photos and other memorabilia. Nothing says, “This isn’t home” like seeing a picture of someone else’s family.

Sellers should also keep rooms clutter free and remove bulky storage whenever possible. You always want a potential buyer to see empty space, rather than rooms that are filled to the brim with things. If it seems like you have too much stuff to fit in the home, buyers will worry about outgrowing the space.
